Ibadan, a city that pride itself as home to many ‘Firsts” in Nigeria – the first university (UI), the first TV Station (WNTV/WNBS), the First Teaching Hospital (UCH) , the first standard stadium (LIBERTY STADIUM), the first major Skyscraper (Cocoa House) e.t.c is gently and gradually pulling off the tag of a sleepy, dirty, unplanned, flood-prone Purely Civil-Servant town.
With massive infrastructural upgrade presently going on in the city coupled with its Vast Land Mass, Fairly Large Population, Cheap Labour, Low-Crime Rate, Sane Traffic, proximity to Nation commercial nerve center (Lagos), a lot of investors are beginning to have a second look at Ibadan as probably the next investment destination of choice after Lagos especially in the South West.
The issue of where to live in this ancient but pleasant and peaceful city thus comes up.
We have tried to analyse some neigbourhoods which can endear inhabitant and investors alike. This list is in no way conclusive, it’s just to have an insight into ibadan
IBADAN:- 7 CHOICE RESIDENTAL NEIGBOURHOOD TO LIVE IN.
1. IYAGANKU G.R.A: this probably the Ikoyi/Victoria Island of Ibadan.
It’s the exclusive abode of the Super Rich, the High and the Mighty.
A residential neigbourhood with mostly breath – taking owner occupier Country Homes usually set on large acreage of land spices with lush green lawns, swimming pool, car-lots e.t.c. Iyanganku G.R.A is the billionaire G.R.A with first grade infrastructural facilities including a first-rated neigbourhood police station armed to the teeth.
2. AGODI G.R.A:- Agodi G.R.A is known for many things. Apart from being a First Class low industry residential neigbourhood, it also prides itself as the seat of power and home of power. The Oyo State secretariat which houses the Governor’s Office is in Agodi G.R.A--- the government house, the deputy governor’s house and the first’s lady office are all domicialled in this G.R.A. A quiet, posh, clear-green neigbourhood, Agodi G.R.A has to a large extent remained purely residential with little or no physical planning contradictions.
3. ONIREKE G.R.A:- A fully developed high brow/low density residential hub, Onireke G.R.A has always being the Lebanese colony of Ibadan--- close to 2/3 of its inhabitants are of Lebanese decent, some to the third generation. A small sized prime residential neigbourhood, Onireke G.R.A has continued to be an investor’s, delight because of its proximity to Dugbe (the CBD), the Ibadan Recreation Club, Golf Club and Magazine Road, of which the Lebanese have substantial warehouses.
4. BODIJA (OLD & NEW): No doubt a First Class neigbourhood (especially Old Bodija), but a neigbourhood with too much “hype” Infrastructural facilities are okay and security consciousness is high. Mostly streets, crescents, avenues, close in this neigbouhood are gated and sometimes manned.
5. OLUYOLE ESTATE: This is the most popular mixed user Estate in Ibadan. The well-laid out middle and upper class Estate in located at the heart of the city on Ring Road, a few minutes drive from the Legendary Liberty Stadium. This Estate has endeared itself to a lot of people because of its central location, fairly good road network, and it mixed user nature with the residential zone structured at the front, and industrial zone at its tail end.
6. SAMONDA GRA: (Old Airport): This beautifully crafted and well structured Estate was concised sometimes in 2003 as a purely site and service scheme. The site in which this Estate is now sited was formerly the Old Airport with its landing strip now converted and laid out into residential plots with complimentary high-grade infrastructural facilities. This first-class Estate has continued to draw the upper-class mobile market, mainly because of its beautiful layout and array of Stunning Architectural master-pieces littering its length and breath.
7. ALALUBOSA GRA: A nice, decent, serene and compact low density residential neigbourhood close to the Popular Alesinloye Market. A very security conscious and gated neigbourhood, Alalubosa GRA which is home to be dreaded SSS state office and the National Museum Center is still partly developed with a sizeable undeveloped plots and uncompleted structures. However its location close to the city center (Dugbe CBD) and nearness to the prestigious Iyanganku G.R.A continues to endear it to investors.
